Do your own due diligence!

We always talk about the importance of doing your own due diligence.  It's great to have the help of others, but it's your business, and so it's important to always do your own due diligence to verify everything. 

We just had a property that we loved. The price and cash flow were great. We put it under contract and as always we continued to do due diligence. Unfortunately, we found a problem that made it so that we needed to cancel the escrow. Thank goodness we found it though. Otherwise we could have closed escrow and found the problem after it was too late.

It reminded me about the importance of doing our due diligence, not just before we put the property under contract but also during escrow.  The key is to have contingencies that allow you to cancel escrow if needed and get your earnest money back. 

The Point Is....no one is going to look out better for you, then YOU!
